Breathing New Life Into a Kohimarama Classic

An architecturally sensitive upgrade of a heritage Kohi beachfront property

With five different apartment owners involved, and each home uniquely configured from decades of changes, this project required not just craftsmanship, but diplomacy, logistics, and patience in equal measure.

The downstairs unit underwent a significant transformation. Old lean-to conservatories were removed from both the front and rear, allowing the internal layout to open up and breathe. What was once a segmented space became a light-filled, open-plan living area, modernised yet still sympathetic to the original bones of the building.

Outside, a semi-enclosed louvre screen and pergola softened the existing terracotta patio and created a sense of privacy from the steady stream of foot traffic outside. Buildology’s design vision incorporated greenery and screening throughout the site, including vertical slats at the internal foyer and external stairwells, giving continuity across the units and connecting indoors with out.

Upstairs, Unit 4’s larger outdoor deck was given the same attention to form and function. A new louvred roof now allows the residents to manage sun and shelter as they enjoy the expansive sea views, a true lifestyle upgrade that feels as considered as it is effortless.

Behind the scenes, it was a technically complex build. Limited access, occupied apartments, and structural challenges meant the Woodsmith team had to quite literally “thread the needle” by hoisting steel beams into place while propping up two stories of building, all without impacting neighbours or compromising safety.

The result? A thoughtful refresh that honours the building’s heritage while giving owners a modern, functional upgrade and a front-row seat to the view.

Buildology’s Principal Designer, Romé Smit, says the collaboration worked because of mutual trust and respect.

“Woodsmith brought the technical expertise, a real willingness to problem-solve, and above all, humility,” says Romé. “They’re confident and capable but never cocky. When you’re working on heritage buildings like this, that kind of attitude makes all the difference.”

This Kohi Beach build is one of several successful collaborations between Buildology and Woodsmith. Mike and Romé involve each other earlier in the process to make sure every detail is considered from the outset.
